What this project is.
40 West Lakes Boulevard is a 1-into-5 community-title development on an approximately 1,085 m² allotment in Albert Park, in the City of Charles Sturt. The existing single dwelling will be replaced by five two-storey homes arranged in two buildings, each with its own street-facing entry, private courtyard and off-street parking.
Homes 1–3 offer three bedrooms plus a study/rumpus, an ensuite and family bathroom, and a double garage. Homes 4–5 offer three bedrooms, an ensuite and family bathroom, and a single garage with an additional car space. Every home has open-plan living opening to a private courtyard, a first-floor balcony, and 3-metre ceilings to the ground floor.
The design follows the same brief as every Madhu home: low maintenance, energy-conscious and built to a fixed-price contract with a builder we have delivered with before. The palette is deliberately quiet — off-white rendered walls, charcoal aluminium windows and balcony frames, timber-look cladding to the garage doors and entry piers, and a low-pitch Colorbond roof. It is designed to sit comfortably on the boulevard for decades, not to date in five years.
Planning status. A planning application (City of Charles Sturt) has been lodged and is being assessed. Details on this page reflect the lodged plans and may change through the approval process. Registered parties will be told first when consent is granted, and completion is targeted for late 2027.

The neighbourhood.
Albert Park is a small, established suburb of about 1,800 people in Adelaide’s western corridor, 8.9 km north-west of the city. It sits between Woodville and West Lakes, which means it borrows the best of both without the price tag of either.
Albert Park station on the Grange line is roughly 100 metres from the site — about 20 minutes to Adelaide Railway Station — and Port Road and West Lakes Boulevard are on the doorstep. Westfield West Lakes is a five-minute drive for the supermarket run, cinema and cafés; Queen Elizabeth Hospital, TAFE and Woodville’s local strip are just east; Our Lady Queen of Peace primary is in the suburb, with Seaton High and Woodville High nearby. Grange, Henley and Semaphore beaches are ten to fifteen minutes by car.
